It depends on how comfortable you are with the total mortgage amount, or are you interested in paying cash? Depending on the rate and points a 20% down payment would allow for a mortgage of 800,000 on a 1 million purchase. Depending on what you wanted in a home, you could find a home in most neighborhoods. The neighborhood you'd be most comfortable in and that would meet your needs is more a personal criteria. I'd suggest Kailua, Manoa, Kapolei, Aiea Heights, and many other areas depending on your needs and preferences. What do you mean by a leasehold? Many people think that property in Hawaii can't owned unless you are Hawaiian. That's not true. The majority of homes in Hawaii are owned by non-Hawaiiains. You can buy a property that is fee simple (you own the land) instead of leasehold (you rent the land).

There are several good areas here near marinas, including Hawaii Kai, Kailua, Kaneohe and Ko Olina. I know two boat owners that offer scuba diving in Hawaii Kai. I can send you the info.

Our recommendation is to do two things: visit several loan agents and begin working with a real estate professional.

It is important that you become familiar with your options and have a plan to move forward......spending $2,500 on a monthly rental is not the best approach. Step one, is to explore all options and develop a plan that will take you in the direction you need to go.
