The MLS (Multiple Listing Service) is a library of information on housing sales & availability that is catalogued and owned by realtors that subscribe to it. Some Fannie Mae sales are handled through auction sites which are not always members of the MLS. The status of that sort of a sale is not necessarily transferred into the MLS unless it is listed by a member of the MLS. Many websites that have housing information gather it second and third hand. Though they may seem to be affiliated with the listing agent, they are often not. Therefore, much of the information, especially in regards to the status of a sale, is inaccurate. That's why it's very beneficial to be working with an agent when searching for a home. The information gathered will be more accurate and timely.

In regards to taxes, it is in the best interests of the listing agent and seller to keep the information within the MLS as accurate and current as possible. Some MLS systems do not allow the details of a a heating system to be and more detailed than gas, electric, wood heat, etc. In the comments section at the bottom of most MLS sheets, space is allowed for more detailed explanations of that information.

In regards to preparing a home for sale, not all people are financially or physically capable of making the changes suggested on HG TV shows, nor do they necessarily have access to those shows. Usually there ability to compete in the market place comes in the form of an aggressive asking price or a price reduction.

Do you have a written agreement with your agent, and if so what does it state--review the agreement and make a determination--if you don't have an agreement, and your agent had absolutely no involvement with this property then, no you don't owe anything--keep in mind that your agent will be your best source of information--he/she can run comps, handle all necessary paperwork, etc.--it may be in your best interest to use his/her services. ... more

As of now, the answer is no. Based on today's standards, you will only be able to claim your credit if you are closed by June 30, 2010.
