The best bet is having an agent look it up on the MLS for the most up to date information on pricing and the status of a home.

If you are trying to sell "by owner", you will have to find other sources to advertise

It always best to seek your own representation because the listing broker represents the seller and so they may negotiate the contract in the seller's favor. If you hire your own agent, that agent can make sure you are getting fair dealings in the contract.

Your attorney will be your best resource for closing related issues. Generally speaking there will be costs the the seller has incurred that will have to be prorated between seller and buyer such as real estate taxes and sewer charges. In addition there is the Real Estate Transfer Tax that your real estate agent and or attorney should have estimated for you.

Just before closing the buyer, along with his/her real estate agent will conduct a final walkthrough of the property. This is to ensure that any inspection related items have been addressed and to make sure that no new problems have surfaced. Occaisionally things do pop up at closing. I recently had a buyer who bought a condo and there was a leak in the kitchen faucet that was not there when we previously visited the property. This necessitated some last minute negotiations that were not planned.

I would ditch the ARM assuming you stay there for the time listed as most likely rates will be much higher at that point.

Personally I would do the 30yr at 5.25 as I would not want to tie up as much of my money to save .75% on the loan.

On the 30yr your at 1,242.46 a month and 15yr at 1,750.12

Lets just say you could get the same rate on a 30yr. You would only save less than 100 a month. But to get your lower rate here you are taking on about 500 more a month in payments.

It could take 6 - 10 weeks for the letter. Your mtg comapny will not close unless you have it. See if your mtg company will extend the mtg commitment period and rate, and at what cost. (you can ask the seller of the home to pay it, reduce the price, or credit it to you at closing)
If you love the house, it is worth the wait, just do not let the seller know hat if you are looking for that give-back.
