Valley Ranch is a large area with many styles of homes pricing it depends on what area you are speaking about in order for any professional to render an opinion.

"hear say" do you are you speaking direct with property sellers of these properties ? Any buyer is probably going submit a lower offer than list price than is the norm of real estate transaction AND even purchasing a car. Determine what is the "middle ground for all parties" be happy close the transaction.

As a listing agent many times we educate their buyers agents AND PREVENT such crazy offers they are waste of time .

Right now that area is very hot. They've got premium lots and a great location. They don't like to deal a lot and it hurts the prices for the people already there as well as the future buyers.

You can live in the same area in a resale, for example in La Villita likely for less.

All of the foreclosures that are available for you to purchase will be listed in the local MLS, and if they are listed in the local MLS then you will see them on the sites like Trulia, Zillow and Realtor.com. You can purchase memberships to various websites that post foreclosure filings, but just because a home has a filing against it does not mean that it will foreclose. It may never be available for purchase. Additionally, the "amounts" or "values" that you see on those sites are misleading. The values are usually the amount of the primary lien that was foreclosed on - which is not the same as fair market value. Fair market value could be more, it could be less - there are a number of factors that go into fair market value, and the factors are different for each property. A foreclosing lender that sells their repossessed properties typically sell them for fair market value less any repairs they need - not the amounts they foreclosed upon. If you are in the market for a home your best bet is to choose a Realtor that can help you gauge the market and find a home that fits your budget and other needs. ... more

Be careful what you research on the internet, it's kind of like that GEICO commercial, not everything you read on the internet is accurate. When you pull up information on the DCAD sight, you are not seeing a tax bill, you are seeing an information sheet - and the possibility exists that it may not match the tax bill. Your agent should be able to calculate and estimate the correct taxes for any property, I do that for my clients on a daily basis. Ask your agent to calculate the right taxes for you. ... more
