First of all, 1 of 4 home owners is underwater on their home. You are not alone. There are some questions you need to ask yourself before you make any decisions:
Do you want to keep your homes? Values will go up some day.
Can you afford the payments? If not, try to get the lender to work with you for a loan modification.
If you don't want the homes or cannot get a loan modification, you can try a short sale, it is less of a hit on your credit than a foreclosure.
Are you considering bankruptcy? Talk with an attorney before you do anything.
The decisions you make now will affect your life for years to come, get all the advice you can from your tax professional, an attorney, and a REALTOR(R) well versed in short sales.

If you are looking for a real estate agent and If you are interested in knowing the prices and availability of new developments in Indio, let me know. There are several new developments in North Indio, one of them a Del Webb 55 or older community. Because of the current market, all have very good pricing which in some cases is $200,000 lower than pricing 1-2 years ago.

Do you know what the zoning is? Are there any improvements? Explain "Right off I-10". It can get barren or hilly quick in that area :-) ... more

Indio Rental market is a little less seasonal than the West end of the valley. The West end often has a vacation market which dries up a bit after the coller monts.
