For a rental a bankruptcy will hurt, but there are a lot of ways to combat that. Your income is excellent and if your credit has improved that says volumes.

Job opportunities are the most important, but a lot of times time in the job is a factor in qualification. If you can wait, sometimes it is better, but if job is better move and same industry, sometimes not a big deal.

I would be happy to help you. I have helped people with bankruptcies before. It just depends on what the landlord is looking for, but there are ways to help. I would be happy to discuss with you.

Please feel free to contact me.

Sean Morrissey answered:
Eric -

This home is currently "under contract" with a short sale contingency between the buyer and seller.

I'll be happy to send you additional homes, that are actually AVAILABLE, as Trulia.com will not always show contingency status. Our website:

www.dupagecountyhomefinder.com

Don't let the name deceive you...you can search the entire northern Illinois MLS.

Our office is in downtown Aurora (River and Downer) if you would like to sitdown and discuss further.

Thanks!

I think sometimes it is because the picture taker person ( I will not call them a photographer) does not use or probably own a wide or super wide angle lens capable of capturing more than just a corner of a room or a toilet. Equally frustrating is the poor lighting and overexposed windows and underexposed room interiors.
It is a garbage in and garbage out scenario.
A basic photo book or class would benefit many marketers of real estate.

Koriath,
I would love to learn more about your location.
The rental market is really hot right now, but I also work closely with a builder that is looking for lots.

Sari Levy answered:
Often the properties are rented when they are on the market. That's the best scenario because it tells you exactly what the market value of the rents are. You should get a rent roll that will help you confirm the rents.

If they are not already rented then you need to really study the area rents.

Make sure you are working with a realtor that is financially savvy so that they know how to evaluate the opportunities. Because Lakeview is so popular the returns are often lower there on investment properties.

If you would like to discuss further you can call me at 312-738-0232 and I can tell you about our commission sharing program that can be worth thousands of dollars to you.

Hi Ron,

Are you asking about the house at 35 Book Lane? There is no Brook lane. If that is the home you are asking about it, it is still on the market. Its a 4 bedroom house. Any other questions let me know... 217-473-8592

You can try putting a sign out front and putting an ad on Craigslist, but I honestly think you'll find more success if you hire a good agent.
