I have not been through the home you mention but, to answer your question, yes, mold can kill someone, but the incidence is extremely rare. there are hundreds of types of mold and only a handful are toxic. While the health effects of mold shouldn't be ignored, most mold can be effectively mitigated. ... more

Ron Thomas answered:
You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!

Good luck and May God bless

Alison Hillman answered:
You can contact the listing agent who will be able to help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's Trulia listing and you will be able to start a dialogue.

Please let me know if you have any questions or if I can help with anything else. I am happy to be a resource for you. Good luck with the search!

Each seller is different. Ask your Realtor if they think you should resubmit it or have them treat you as a backup offer and see if it falls through.

Bob Brandt answered:
I suggest you totally declutter, then totally clean and then call in three local Realtors from the 3 big companies nearest to your home. Test them to see how available they are by phone and also by email. Then ask them for advice on painting and what to do to make it ready to sell. Do not paint it all yourself with glossy paint on the walls or some other painting mistake. Flat finish paints hide bumps better. The comfort factor you feel with each Realtor, the pricing knowledge in the market and their marketing plan will guide you towards picking the right one. ... more

I think you entered an Illinois Zip by accident. To get the most accurate answers, you should contact some builders ( or at least Realtors) in your price range and in that immediate location, as prices can vary widely and answers from Realtors all over the country may be less than helpful. ... more
