The market is very tight - rentals are rare and the homes for sale just as bad - If you can find a way to purchase you could at least have a place where you don't have to have permission for the dogs.
A nice little home can be bought for little to ZERO down, and payments can be less than Rent - Is it possible you might qualify to purchase?

If FHA won't finance due to 'obsolete improvements' you won't be able to finance FHA. The owner would have to remove the obsolete improvements and they most likely won't do that and you can't do it if you're not the owner. Also, FHA appraisals stay with the property for 6 months - you can't have a new FHA appraisal done on the same property.

I researched the address in the multiple listing service (MLS) and found it pending. I sent an e-mail to the listing agent, asking him to ask the seller if they knew who built the house or if they had access to a set of building plans for the house. If that comes up with no answers, I have asked if the sellers would mind if I brought a builder to the house to take down measurements and have the floor plan drawn to build it elsewhere.

Do you have a Realtor you are working with now? If so, they could have done the same for you. In addition, if you went to the City of Boise Building Department they might have a record of who took out the building permit for this house built in Austin Creek Subdivision.

Of course there are many factors to consider. Do you need to pull out a replace tub and/or surround or tile, what type of flooring finish, vanity choice, new toilet, etc, etc. it can cost as little as $800 all the way up to $2500 or more. I just completed one for $1500 which included new support for old tub, new tub surround, new toilet and new flooring (cut out and repaired subfloor damaged areas).
