I really just stumbled upon this post, but I might be able to help out! I actually live in the area you are looking, and there are some huge differences on the nieghborhood on what you should (and shouldn't be paying!). Obviously the condition of the house, and placement in Hyattsville is the key. I hope you are using one of the "local greats" that are from the area for your agent, or you might be misguided on your purchase. We bought our house from an agent that just worked in PG County, and she didn't really understand the neighborhood at the time. We actually overpaid for our house, but it wasn't so bad because we loved the house so much, and we put a lot of work into it to make the house great. I would definately go based on the comps, but if you really really love the house, take a firmer look at the surrounding area, potential for profit, and really look at how much work it will take (and money!) to make the house livable for you and your husband.
On a good note, Hyattsville is an awesome place to live. Like I said, we had no idea what kind of area we were moving to, but it turned out to be amazing. Great neighbors, lots of stuff going on around the area to improve the towns appeal, great location. We are actually selling our home (our 1st as well!) because we've just grown out of it, but are really really sad to be leaving! Look around carefully, and make sure you know what you are getting into!
