You should have had the contract signed by you and the seller before spending any money on an inspection. Nothing is valid unless both parties have a contract. Generally speaking, agents that do open houses are motivated and looking for customers with which to work. We recommend attending a few not as much for the purpose of seeing these properties but identifying an agent that you feel comfortable working with.

Using this format as an informat interview may be you ticket to finding the right agent to represent you.

Will the Seller of this house sign a contract subject to your approval of an inspection report to be conducted at your expense within a few days of your mutual agreement. Your agent or lawyer should have contract language to address this - at least we do in my state.

Different states have different customs and procedures so your agent and lawyer would be the best ones to advise you.
