Dysplasiac,

Finding a rental can be less stressful than you thin.

We would be happy to provide you with a FREE service called Listing Book. Listing Book provides every property listed with the Multiple Listing Service.

We will set up an account that you will then own. Simply enter your search criteria and everything that matches your search will be delivered to your account.

If a property that is over your price limit is reduced into your range, you will be immediately notified.
When new properties are listed on the Multiple Listing Service that meet your search requirements, you will be immediately notified.

This service is free to you and does not obligate you to me or any other Realtor; you get to pick with whom you wish to work.

The minimal information we need to get you started is your full name, email address and $ maximum. You will control the rest.

Mildred home owners looking tio sell themselves can not place their homes for sale here on Trulia. you must be a licensed agent. Too many peple trying to save a few dollars selling themselves soon learn they may have wasted tens of thousands of dollars dooing it themselves. A good listing agent has been said to be able to sell a home faster and at a better price than a owner more than making up the commission you are trying to cut out. ... more

Michael Denniston answered:
Home values have actually been increasing nationally, but of course, that's not the case in every local market. Be skeptical of online valuations, which are notoriously unreliable, sometimes close other times way way off. And even appraisals ordered by your lender during a purchase or refi can undervalue the home for many reasons including foreclosures and short sales activity in the area. Short of an appraisal, the best way to get a sense of your home's value would be to contact a local realtor and request a Comparative Market Analysis (CMA). The agent who assisted you with your initial purchase would be a good place to start. For more info or assistance reach me directly at 917 699 0183 or via email michaeldenniston247@gmail.com. I value your feedback. Please give me the thumbs up, if this information was useful.Good Luck!

Jaymes Grace answered:
Hi Benny,

Well it doesn't reflect favorably! There are specific reasons why a home that has had 654 views and (what I assume) has not gotten a reasonable offer. There are quite a few questions that need to be answered here, Is it priced correctly - is that why it's gotten so many views - but then why no offers? Is it priced poorly and that is what people see upon viewing it? Where are they viewing it? What type of activity are you having? How and where are you marketing it? These are questions that you would need to sit and discuss with your real estate agent; and if since haven't - it sounds like you are attempting to sell on your own. If that's the case, it's clearly not working for you!

To the point of your second question - wait 90 days and relist it!!? There is no value in that strategy. That benefits you none whatsoever. What you need Benny is resolve those questions not answered and get your home listed properly so it can sell!

I work in Manhattan and Brooklyn, so if you would like a consultation - please feel free to contact me.

Best and Good Luck Benny!

When buying a short sale home all you need is the same qualifications of a normal buyer that is proof of funds letter if you are buying cash or a pre- approval letter if you are getting alone when submitting your offer to bank or agent. You will also most likely need iron will and determination to stick it out it can take up to 8 months to close in some cases and be prepared for the deal to fall apart if the seller and their lender or bank cannot come to an agreement. Also, be don't be surprised if you are required to pay off any liens that the home has on it. Otherwise make sure you get a well experienced agent and you should be fine all the best. ... more

It looks like you may have already been successful with getting the photos down (as at the time of my reply there were no pictures except for a google map of the home). The images may have dropped off automatically since your posting, or you may have worked out the details since you posted.

If not I usually suggest the following options:
1. contact your listing agent, they may be able to log in and remove extra images.
2. I would suggest to contact Trulia. There are a couple of ways to do this, you can click "More" on the listings submenu and then "report an error". Or if needed, contact Trulia via their Customer Service team either by email at customerservice@trulia.com, by phone at 888-466-3501 Monday - Friday 7am to 4pm PST, or via the link http://www.trulia.com/help/ask .
3. Last but not least, edit the home fact. To do this log into your Trulia account then go to your home's listing and under "edit the home" choose "claim this home" "select your name from the list and then try to edit the details for the home.

Best of Luck to you!

Generally speaking the price of homes have declined since 2009, some areas in Harborfield more than others, which is typical of most areas of Long Island. Long Island has been a stronger than average market as compared to other areas of the country that have seen more devastating price drops.
I cannot avoid being self serving to point out that the specific details of your query should be addressed to a Realtor. The internet can assist you with general information. My single most important function is to be pinpoint accurate with my numbers. Buyers and sellers depend on my expert opinion when making a decision on the biggest most significant asset they will invest in.
