Yes, the bank will require lender title insurance to cover themselves if there is an issue down the road with your loan. It is recommended that you as an individual get title insurance to cover yourself just in case someone later down the road claims to have a mechanic's lien or a long lost relative come back and claim they should still be the owner of the house.

Also feel free to ask the settlement company you are using to explain this all to you, typically they can email an explanation as to why a buyer should get title insurance.
