As you probably know, the price of homes in the northwest section of NJ suffered more than towns closer to NYC. From a Buyer's standpoint, it is a great time to consider homes in the area. From a Sellers standpopint, you may not yet be satisified.

There is one way to find out. Have a Realtor gather the Comps for you, so you can make the decision.

I have lived in homes with wells for most of my life. In general, some issues can arise if a well is too shallow (this is not a common issue in Hopatcong, to my knowledge). Another issue is that a well is driven by a well pump. As with any mechanical item, it may need repair from time to time. The other thing that I can think of is that when power goes out, water will not be available due to the loss of power to that pump.
