I would recommend getting your Realtor to help you. As a Realtor, we work closely with the Title Companies. They can guide you as to what documentation you have to provide for the deceased owner. Depending on how the property was recorded you may have to get a Probate Attorney involved. Meanwhile, if you are trying to sell, your Realtor can help and guide you. ... more

No, and if any comes up it will create a biddin' war. Best to look for a condo at that price or try to find a HUD home.

Hi,

Please let me know if there is a certain area within the city of Hialeah that interests you and I will gladly look it up for you. Most Homeowners Associations allow their homeowners' tenants to have pets however it depends on the community.

Ann Ryan answered:
Lea, the thing is that you really need to thoroughly check any house you buy... not just auctions but all purchases.

A few questions you should know the answer to before you buy:

1) What is the condition of the home?
2) Are there any other liabilities - liens, tax debts, etc.?
3) Will the home be occupied at the time of purchase? Is that person the previous owner or a tenant? What rights do they have? What will it cost to evict them? What is your liability while they continue to live in the property?
4) What is the neighborhood like? Is there any area likely to have additional development? How will that effect your homes value?
5) Are there environmental hazards? Oil/Propane Tanks? Septic? Chinese Drywall? Asbestos?
6) Are there restrictions regarding your use of the property? regarding resale? regarding renting?

Clearly, this is not a full list, but I bet my fellow agents will chime in with more.

Michelle, there are plenty of people out there willing to buy properties in less than stellar condition at the moment. Send me your address, and I'd be happy to run some numbers for you. You will need to put the right PRICE on the property. That price will reflect the less than perfect condition. ... more

you need to be sure you understand the legal and financial ramifications of "giving" someone at least 1/2 of your home. That said, adding a name can be done with a quick claim deed and filed at he county courthouse. The cost should be nominal, probably way less than $100. ... more

I don't know of any listing service that merely identifies homes that owe back taxes. In my local area, we are fully automated where I can search the tax assessor site for a specific home to determine the tax payment status. Or, if your area has this feature online for the general public, you can search property recordings specific for tax liens. Outside of that, I recommend you contact a local agent that may have another way locally of getting lists for you. Good luck. ... more

If your credit score is below 620, you will not be able to get a home loan. However, you may be able to buy a house on contract for deed. While there are very few homeowners out there that are willing & able to sell their homes on contract for deed, you should contact a local real estate Broker and ask about this option. Your best bet is to start repairing your credit...if you work hard at it you could have it repaired in a few months and be on your way to homeownership! Good Luck! ... more

Currently in Hialeah no rentals match your search.

In Homestead you have several options. However, Homestead is about a 45 min drive from Hialeah.

In Hialeah a 4/2 is going to start at about $1700 per month.

2/2 are about $1150-$1200 per month.

If you would like to speak to someone about your rental needs feel free to contact me.
