If you saw increases in 2007, those were most likely isolated. Land prices tend to trail, so they go up last. ... more

Possibly. The trend I have been seeing is that the bank does a BPO (broker's price opinion) or appraisal (in person or computerized) and they have set a price. Leaves little room for negotiation.

I have seen room for negotiation on the overdue AOAO (association) fees.

Let me know if you have further interest in this property or others. This is currently the lowest priced 1 bedroom in this building, including sales for the last six months.

What you may find useful in deciding in where/what it is like to live on our Island, is to work with an local agent in helping answer specific questions about not just this, but "what's it like to live in Mt View" and how is it different than the Puna area...they both are only about an half an hour's drive from each other, but two very distinct "areas" of our Island.

Kula 200 (really Pukalani), Kula Kai, Kula Mala, Kula Nani, Kula Manu, Kula Meadows, Kula Highlands, Kula Glen, Kula Ridge, Omaopio Estates, Kula View Estates are a few of the subdivisions. Then there are many areas with names like, Upper Kimo, Crater Road, Poli poli, Waipoli, Rice Park, Kula Ace, etc.

Strangely, it says it is a 2 BR apartment in the text and none of the ads have an apartment number.

I have reported it. It was also listed on Zillow, but has disappeared. Please flag it for Trulia to remove it.
