For a lease purchase, you'll normally need a down payment, sometimes as much as 10% of the purchase price. Some sellers on a lease purchase are going to want to see that you can have a reasonable chance to purchase the home in the 2 to 3 year period you'll sign up for, because that is the ultimate goal. Although rents are lower here than in NYC - I think you will find that they are not THAT low.....if you want to rent a house with a private yard, 3 bedrooms and a finished basement you are going to need to increase your price range - I could be wrong but i think this is going to be hard to find! ... more

I do know that Susquehann can go as low as 580. Not sure why they would have preapproved you and then denied you. Did this just happen that you were denied? Did you have a realtor to help you?

what is your house WORTH, compared to the Market Value?

If there isn't any room in there; you can look at it from every which way, and it will look the same.
Homeowners have been struggling with this situation for years, and there is no easy solution.

If the house needs a little TLC, it has to be priced accordingly.
If the house is Turn-Key, it needs to be priced accordingly.

You can offer Closing Costs, Repair or Upgrade credit, or a Low List Price; it all comes down to the bottom line; and today's buyer is very savy.
