gave me - sales happen in 3 - 4 months.

When I use the same criteria, but use Plainfield instead of the zip you gave,
I see sales period of 2.5 - 8 months.

Centex was recently bought by Pulte Homes, but prior to that my experiences as a REALTOR were very favorable. I would rank them high on pricing, floor plans, client service, and customer satisfaction both during and after the process. Pulte is one of my favorite builders for the very same reasons and their neighborhoods typically sell very well in the Indianapolis area; I am most familiar with Carmel and Fishers. They build in very popular areas and have many choices on floor plans. They include many things as standard keeping your cost closer to the billboard pricing you see outside of all new construction. They are also very energy efficient in their build process. My most recent contract was with Pulte and we were able to get an excellent price on a spec home on nearly a 1/2 acre which is tough in new construction. Average Days on Market for current pending sales in 46037 is 86 ... with a low of 1 and a high of 471. The only problem is that the number 86 is nothing but a number. Apparently, some agents and companies make a practice of releasing and re-listing the same property several times within the same listing contract period. I have even seen cases where an agent has released a property, re-listed it and then sold it the same day ... it sure looks good on paper! I am not aware of any appartments around here, except Noble Manor, that are section 8. I have a section 8 home I rent. You might consider checking out homes for rent and asking the landlord if they will accept section 8 tennants. There won't be any special "list" with section 8 landlords. You will need to search them out and ask them on your own. As a landlord, there are habitability requirements that I must meet during my annual review of the property. They are really not that big a deal. Most landlords are not aware of how easy it is to prep your home to meet section 8 requirements and think it might be a big hassel. Have them contact the Housing authority if they have questions. I have had nothing but success with my section 8 tennant and have had excellent relations with Troy and Chrissy at the Noblesville Housing authority. If you are unsure of how to approach landlords, I'm sure they can help. ... more

There is a big difference in resale depending on the price range. For example Ryland builds in a higher price range than CP Morgan. Overall CP homes do not provide as much appreciation as a Ryland or Centex home might. It really depends on your price range, the neighborhood, and area. You want to make sure you are comparing apples to apples. Most importantly you do not want to be the highest priced home in the neighborhood. With some research I can let you know what the average sale price in a new construction neighborhood is. These builders do not discount their pricing if you do not have a realtor. They negotiate the same with and without a realtor. We can research and tell you on average how much they are discounting the home. Please feel free to call me and I can give you some background on the different builders in the Fishers area. Fishers is a wonderful area to live in.
