If you drive through and like a home, an agent can look up it's worth and ask owners if they would be willing to sell. I have no problem asking owners if they would sell their home. I have a buyer right now in that same price range up to $350K, and there are not a whole lot of choices right now! I did just list a home in Covington Shores 2 days ago at $349,900. Did you see that one already? It is move-in condition, but it is not on a cul de sac and is under 2800 sq. ft. It is very nice!

Two homes just came on the market last week with 3-car garages. Ones in on Longbridge in Waterford Green, and on is on Stony Run in Waterford Green. Both of those homes are in the Prairie Vista district, and kids can even walk or ride their bike to school. ... more

Depends..with that size requirements, its probably going to be difficult. You are basically asking a seller to become a banker and most of the time they need the money from their sale to move on. Most of the homes in Granger are on well and septic. But having well and septic is not unique to Granger of course-- homes all over the nation far from city have well and septic. I personally have had well and septic my whole life and have never had any trouble. Do not believe many myths--some on Trulia. I read if you have septic you cannot use 2-ply toilet paper. That is ridiculous! And you can use bleach in your wash in normal amounts. No, I do not put a lot of waste down the garbage disposal--you need to throw garbage out as much as possible, but small amounts are fine. I enjoy watering my lawn as much as it needs without paying for my water. I sold 4 million dollars of homes in Granger in 2008--Out of all those homes, one septic failed, and the seller had to replace it before closing. Out of my sales in 2007, one needed repair . Buyers get a well and septic test done as part of inspections. The septic report comes with a list of ways to maintain the system properly. If you want the PHM school system, there are a few choices though with city water/sewer. ... more

That type of set up may be a bit difficult to find, although not impossible in Granger. What type of square footage are you thinking of? Do you want a modern building or would an older home conversion work? What is your budget? The answers will help you and your agent find the right place. Sounds like a great idea!

There are many nice places in Granger. If I were looking there, I would just try to stay away from SR23 as much as possible. I live near there and also like the neighborhoods on the east side and the growth is heading that way as well. Our firm has several listings there in the $184-212K range, but there are also much more affordable homes on the market. I will be happy to work with you to find one that is just perfect for you and your family. I can also forward information on the local area schools and shopping.
