Who pays closing cost is negotiated just like everything else in the offer. Seller may be willing to assist with buyers closing costs but in no way are they obligated to do so. Many times they are rolled into the buyers loan provided the property appraises for the full amount and the lender allows it. ... more

Since 01/01/2012 - Jan 1 - The 38139 Market caught on fire (good press regarding schools municipalities, unseasonally warm weather in Jan, Feb, & March, Low Rates, Consumer confidence etc.)

Currently PENDING - (Sold-Under Contract but not closed yet) Price Range 3M - 195K

SOLD- Closed since 01/01/2012 Price Range 904K - 185K

CURRENT ACTIVES - 38139 - 128 Homes Price Range 3.2M - 189K
Average Days on the Market 125

The Median Price Range in Certain Pockets Ex: Duntreath - 300-325K is 124 Average Day on Market but this number is increased by one 525 day listing.. Take that out and the average days on market is 41 days.

Home values in Germantown have held relatively steady despite the real estate downturn. Older homes in average condition in West Germantown are selling in the $80-$90 sf range. Homes in East Germantown which were built after 1984, again in average condition, sell for prices ranging from the high $80's to well over $100 per sf.

The reason for Germantown's price stability is the continually shrinking area of Shelby County that is considered safe from both a personal, and investment, standpoint. Less than a third of the residential neighborhoods in Shelby County are located in areas where prices are either remaining stable, or rising.

The foreclosure market in GT is relatively small compared to the entire housing inventory, though there are a few good deals out there. I know of one 3000 sf foreclosure home, with a pool, in West Germantown that was under contract for a price in the low $180's. With moderate repairs it would be worth close to it's assessed value of $260K.

If you have any more questions about anything concerning the housing market in the Memphis metro area, you can email me at

Unfortunately you will not find any realtor that can guide you in respect to the "best schools", as this is completely subjective, and against the law for agents to give you advice on this matter.

Good luck with your research!

This property is showing on the market at this time for $399,900. It appears to have been foreclosed in January by the mortgage lender and is now on the market being sold as is. I have experience with this lender and this Realtor. To answer your question, it is for sale now by the current lender who held the mortgage. I am a Memphis, Tennessee Realtor and would love to help you if you are moving this way and do not already have a Realtor. ... more

There are many sites that allow you to customize your search criteria to narrow down to neighborhood or subdivision. If you would like you can use the search on my site - Select Property Search on the left hand side, then Search for a property in your area, then select the Subdivision tab. If this does not prove useful enough for you get an agent to create a search for you.

Have a great day!

This is actually a pretty nice home in a really nice area. It's only been listed since June, and the price has been reduced. If you would like, I can schedule an appointment and show you the home. As an independent Broker and Accredited Buyer Representative I can show you any property listed by any company in our area, as well as some for sale by owner properties. I can e-mail you the specifics on the home if you like, or feel free to use one of my websites for that or any other property search. Just let me know if I can help.

The school district will have a map of their service area, which would be the most accurate way of figuring things out. Be careful though, rezoning happens all the time. So if you settle on the edge of the district, you my wake up in another district before you know it.

The owner's of record is Deutsch Bank National Trust Company. This is a foreclosure, but this is not the original lien holder on the property. In other words, another lender foreclosed on the property and this one has been wholesaled out (more than likely as a block along with several other properties).

Let me know if you are further interested in navigating through a foreclosure purchase on what to expect and how to get your bid accepted. I will be more than glad to help. We, my team, are very experienced in dealing with bank owned properties and represent several of them here locally.

Take care,
