Hi Gona,

Unfortunately, Frisco does not have an open school district. Before I advise my buying clients about purchasing a home, I make sure that the home is in the Frisco ISD because you will get better resale when you decide to move again.
As a former teacher and current substitute teacher in PISD, I am very aware of which schools are the best in the area. Give me a call if you need more details about schools or home values in the different neighborhoods.

It depends in what field you need a contractor, in most cases if you are getting a fha 203k loan and you need someone to finish the work within fha guidelines.

I would start with your agent, they will have contacts and referral of contractors they used before and would have had great success with or not so much and can tell you who not to use.

I can understand your concern about the "slow season" but always keep in mind it only takes 1 right buyer to successfully sell your home. Typically people do not want to sell in the holiday months of November and December mainly because of family coming in and out of town, the kids being home from school, and the normal chaos of the holidays. If you can deal with all of this I would encourage you to go ahead and list your home. There are always buyers coming in and out of town for vacations, scouting out job relocation's, and visiting family.

As for the foreclosure market bringing down your value, this is not always the case, appraisers are suppose to only use foreclosure and REO comps when there are not enough traditional sales available. I can only tell you if you are safe in this area by providing your a CMA (Comparable Market Analysis) for your home.

Lease purchases in Texas is not "outlawed". You need a real estate attorney to prepare the contract.

However, based on studies and experiences, most lease purchases do not end up closing. People's tastes change in a few years especially whenever they are not committed in a "lease" situation. Many will opt to leave the initial deposit behind. ... more

Many factors come into play whether a family will purchase your home vs. another property. Why an agent will show your home vs. other homes in that area.

Discuss these particulars with your listing agent, have you compared your home to other houses on market which have sold in past 60 days? Room lay out, open floor plan, landscaping, curb appeal, updated lighting, furniture and etc.

You can have the prefect home can sit on market for years, have an "ugly home" with bidding war.

Whenever I hear this question I always ask "what is the competition doing?". I hope that you receive a post from a local Realtor. If you don't, I would ask a couple of local Realtors that same question.

However, if I were you I would ask this question also "I am going to be moving in a few years. What improvements can I make in my home that have the greatest return when I sell?" That question might provide you with even better ideas.
