Absolutely - the personal information should be kept confidential. That said, I don't think our standards in real estate are quite as firm as with a doctor or lawyer. Most professionals in this field will honor them,, but one does find exceptions to every rule.

Find professionals who are well recommended in your area and ask those individuals if they keep information confidential,

I prefer Tavena location to Central Park for the community and schools. I've helped 7 clients buy into this community and they are very happy. I've never heard anyone complain about the Ardenwood community. One thing you should realize is that even thought the Tavenna is located in Ardenwood, the associated school for this community is Warwick. I would be happy to take a look at your home and give you an approximate price range on how much your house is worth in today's market. I can tell you that there is very little inventory and the demand for homes is very high.

I have clients who are looking for newer homes in Fremont and believe me there are very few if any in that price range. This is a great time to sell since it is a sellers market and almost every home is selling with multiple offers.

Tearing the farmhouse is not a costly venture. The concern is whether or not the City's Historical Architectural Review Board will let you tear it down at all.

I would make sure that you run it by the Planning Department first to see if you can obtain a demolition permit prior to purchasing the property.

If the farmhouse is in shambles, and you aren't given clearance to demo the site, then I would look to HARB to see if the home can be moved or sold by the piece to collectors or demo companies that look to reuse the wood, door knobs and other features first so you could demolish the balance later on.

Again, the first question is whether or not they will allow you to demo the site at all - be sure to check on this first.

You are the best judge of whether the noise is too much or not. Go to the area at different times of the day when the train passes and see if it is too loud outside or not. If you open the windows in the summer, will it bother you when the train passes?

When I am showing homes to buyers close to the train tracks, some people tell me that they have always lived close to the train tracks and the noise does not bother them at all and then there are those who are light sleepers who will never buy a home there.

Keep in mind that when you are ready to sell the home, there will be a limited pool of buyers for your home located next to tain tracks.

I live in the Niles area and have been here for nearly 15 years. There are many pluses - great neighborhood, good family area, good schools and parks.

The negatives are how far you can be from major freeways (it is not close to 680 at all and 880 is a bit away) and from Pacific Commons which is a great place to shop.

Other than that Niles has a great Little League, Soccer teams for kids and a good downtown area.

I would suggest you consider Livermore as well - rents are going through the roof, I helped 1 investor buy several last year (1 ea. in Union City on Fremont border, San Ramon, and Livermore). You also might want to consider raising your ceiling to near 400k with 20% down - more options if you can go a bit higher.

First thing is your offer is submitte dto teh seller, the seller than has to sign accepting. With a short sale that offer is then contingent upon the sellers bank approving. There should be a date that it must be approved by xxxx date. usually 3 months. You need to first review to see if you had a contract or just an offer. Then if the new listing agenmt is in the same office as the old agent, that managing broker is responsible for both. You can leave a message they have 24 hours to reach you and then you are filing a report with teh state real estate commission. if you do not here contact and file a report with the states real estate commission. As far as your contract, you may want to get a lawyer to review to see what you have ... more

Everything depends on what your contract says and if it was signed. There isnt many if any short sales that take that long anymore. Your buyer agent should have been more aggressive in getting abswers. You can always drive to the listing agents office and wait there until the managing broker meets with you.
