There are not many no money down loans. USDA has a limited program and there is the Veterans VA loan, but all others require some money down. FHA needs only 3.5%.

May I ask whay you have selected Franklin Lakes? While it truly is a lovely town, I can find you a home in Bergen County with your specs. in other towns.
Towns with great school sysytems, a central business district, good commuting options reasonable taxes and a strong community atmosphere.

Franklin Lakes does not have it's own train station; you would have to go to nearby towns like Ramsey, or Wyckoff. Shortline that provides bus service to NYC.

I would be glad to send over a list for you-- schools are great -The commute is a little bit longer being you will drive to a local town with a train station- Bergen Line NJTRANSIT- I know for a fact some actually drive to the Fair Lawn station (Radburn) to take the express into Hoboken. Where are you coming from. Other towns are Wyckoff, Allendale ,Ridgewood, Ramsey --depends what you are looking for in a communnity and a home--I can go over each.Let me know--this is my primary market I would be glad to work with you. Denee, Check with a broker and see how long it's been on the market, not just the current listing but a street address search to see if this is the 1,2 or 3rd broker to list the property. A good rule of thumb is that if a home is on the market for more than 60 days, it's not priced right for the existing marketplace and needs an adjustment. Be careful if you like the home makean offer, sometimes when the owner reduces it takes on a whole new band of buyers and gets sold within the next 30 days, don't wait for a price change, make an offer with the help of a broker who can do a reverse market analysis for you. ... more
