If you are like me, you don't like surprises. Especially when making a large-money purchase, such as a house. So the secret is to engage an Agent to represent you. These Realtors are called "Buyer's Reps"; they represent a buyer and their fee is paid by the seller. (or seller's broker)

You can get lots of surprises if you are buying a house from a FSBO! (For Sale By Owner) ---Not a good idea.
You can be fooled when buying a new house from a builder. (because the sales person at the model home is NOT a Real Estate Agent --- they are an employee of the builder, ie., the "seller")

If you don't hire a licensed inspector, you may get lots of surprises after you buy the house.
If you don't ask your insurance agent to check out the roof, you could get a nasty surprise just before closing.

You should always clarify the specific answer when you ask about "closing costs", because some people don't understand the question. The "down payment" is not considered part of the closing costs, although you have to bring it to closing! The pre-paid insurance, taxes, and interest may not be quoted as part of your closing costs. Most buyers just want to know "how much do I have to bring to closing", so be sure you ask the question right.

Here's the bottom line: ALWAYS get an Agent to represent you! "Cover your butt." The Agent will advise you during the process, and you should not get any surprises. If there is something you don't understand, ASK a question. The only "stupid" question is the one you don't ask!

If you are close to closing, then work with the buyers to set up an exchange as some

Your buyers agent should be assisting you with all your questions.

1. Signs supplied cost the agent approx. $50 - $100 EACH does not include the lock box and etc . NOT supplied for FREE from the broker office. Not all agents prefer to keep an entire inventory of massive amount of signs required for a home.
2. Placing a PENDING sign on a home THEN falls through can have a POTENTIAL loss of future buyers that we may take as a back up. Pending agent will know typically within 10 days from executed contract if the buyer would continue the process.
3. HUD place a home back on market all depends on particulars involved. MOST sales than "fall through" are on market almost immedialely

I am a realtor here in the Dallas/Ft Worth area for the #1 firm in Texas. I can tell you with absolute confidence that Ft Worth is a ripe market. The factual real estate statistics support this. Currently, there is a 6 month inventory of homes for the DFW area. This is indicative of a balanced market, neither buyer's or seller's. However, homes are taking a bit longer to sell, which tends to make sellers more eager to accept less than optimal offers.

Enlist a Realtor and have them approach the Seller and ask if they would accept an Offer through him.
It may be that they will accept the situation with a reduced commission for handling both sides.
