It isn't the score as much as the reason for the score that will likely be hurting you.
Old bad credit isn't a problem.
New bad credit is a problem.
No good accounts to offset the bad stuff... a problem.

Tabitha... Your best bet is to find a real estate company that has several foreclosed listings, and has experience dealing with all the various aspects of getting a foreclosure ready for market. They will likely have a "clean out" team on call. I know we here at Covenant Properties have a crew for just this scenario. It may not be spotless when done, but CLEANED OUT of debris. Then you could get a merry maids to come and do a real cleaning to get it in to move in condition, pendingh you do not have repairs to complete first. ... more

Bruce Lynn answered:
Think about just leasing, not selling.
Also if a company is thinking about drilling in your area, then all homeowners in your area are in a similar position.
Many neighborhoods banded together to negotiate as one big group. This gave them the power to hire an attorney and negotiate a higher price for lease rights....not outright sales.

Something to think about.

Did you get an offer just to buy the mineral rights? That seems a little weird in today's environment. Possible, but strange to me. Drilling activity is off around here.

From this we could tell you the monthly mortgage amount for the loan only (PI). Most mortgage payments also include the TI which is the taxes and insurance divided by 12 so that each months payment includes the PITI or principal, interest, taxes and insurance. ... more
