Boaters like this location because New Smyrna Beach offers direct access to the Atlantic Ocean through Ponce Inlet, the connection between the Ocean and the Indian River. The Inlet is also known as one of the best places for surfing on the East Coast. Paddleboarding and kayaking are popular here as well.

Depending on the area, USDA loans are $0 down or VA anywhere if you have veterans benefits. Otherwise you're looking at FHA which requires a minimum of 3.5% down (these funds can be gifted to you). Whether the property is a foreclosure, short sale or traditional sale the downpayment has more to do with the financing you are eligible for and the condition of the home (each loan program has minimum requirements).

Your best bet is to speak with a mortgage professional that can determine what kind of financing works best for you after looking at income and credit score.

Anywhere in the Fort Walton/Shalimar areas will keep you close to base and the beaches. Both areas are centrally located not only to bases/beaches, but also to shopping, restaurants, and other extracurricular activities. Mary Esther may even be an option. All of these locations would keep you within a 15-20 min (max) drive from Eglin's back gate. Niceville/Valparaiso will keep you close to the base, and is only a quick toll bridge into the Destin area and its beaches. Crestview is a lot further out of the way from beaches, and the base. Comparing rates and fees is generally a good idea, if your credit is pulled around the same time by different lenders it will only count as one inquiry.

You also want to sit down and take a close look at your budget - your comfort level (the amount you can comfortably spend each month on your mortgage payment while still maintaining your current life style) can be very different from your loan approval! Understanding your wants and needs is the next big step on your home buying journey. Your Realtor can also offer some guidance in that respect.
