This particular home has two floors and over 2900 sf. Best estimate in peak heat would be $350 -$450 with dual a/c systems. Usage varies with the size of the family and temperature preferences. My home is approx. 2200 sf and my highest bill in the summer is around $300. My lowest in the winter/spring is $90. Please call me if you would like me to be more specific. Christine, the property you were looking at is a duplex. Is that what you want? I pulled up single family homes in Lehigh and got 73 of them. Several were in a pretty area called Greenbriar. Give me a call at 239-560-4159 to discuss. I am happy to help you.

I live in the community next to this property. There are no shuffle boards, but they do have a community pool and club house with monthly activities. This property is 1/4 mile from Rutenburg park which offers baseballs fields, tennis courts and a play ground. Quiet area and close to everything. If you have any question feel free to contact me.

You would get a better read on things if you go by neighborhood.....to group together is to give a false sense of comfort. What neighborhood(s) are you inquiring about?

Gerard Dunn answered:
It all depends upon how desperate the Sellers are.

I would contend that if they take $150K for the home - then that is all it is worth.

Why not hire a Realtor that knows the area to find you a great deal?

Good Luck!

Jeanine Standing Bear answered:
Good Evening Karen - Good question! You can get "stock" answers about contacting the local sheriff's dept. for crime statistics, etc. but when I work with buyers, I get to know you and your needs and look in areas that I personally would feel safe to live in. I try my best to really listen and learn what it is you are looking for and then use my expertise to find you the place that best suits your needs. We have gone through a lot of changes over the past 4 years within the real estate market and the economy, so it would be in your best interest to contact a local Realtor who is willing to work with you and not just want to sell you something. If you would like to see if we can accomplish your goal, please feel free to contact me at your convenience!
Sincerely,

David Lang answered:
Beth,
Hello neighbor! First of all, do not rely on Zillow. I have never found the "zestimates" to be all that accurate. For one thing, Zillow (at least in the past) has a hard time recognizing between water and dry lots. Many times I can't figure out how they came up with the comps they use. If you are curious, have a Realtor complete a market analysis for you on what has sold as of late (as well as what is currently on the market) of homes similar to yours and close to yours. If you bought in the past six months, my guess is that you got a great deal in a great neighborhood. I do believe we are skipping along the bottom, not appreciating or depreciating in a sustainable direction. Unless you plan to "flip" the home in the near future, you should not worry about short term market ups or downs. You bought "low" and there is great long-term upside potential to your investment.
Good luck!
