Yes. My sister Jennifer, who is my real estate partner, owns and lives in Cypress Landings.

I bought pre-construction back in the day in that community as well. It would be hard to get a better deal than what is provided, as well as the location.

We sold roughly 8 townhomes in that community, all of which came up negative for chinese drywall.

There are USDA loans and FHA 203k. USDA doesn't allow for repairs but the 203k does. 203k loans can take a while to close but will give you funds to make repairs and/or replace appliances, A/C etc. Also, USDA currently has run out of funds for their loan program. We're all hopeful that will change later this year.

Your best bet is to contact a local mortgage broker with experience in FHA/FHA 203k loans. I'd be happy to recommend a few awesome professionals.

HUD homes are a different situation altogether and there are no HUD loans specifically for rehab purposes. Maybe HomePath loans are what you're thinking of? I have a flyer for the credit requirements and specifics on that program.

Like Tonya says, we have to be very careful about talking about different areas. I would be happy to sign you up for a website which will allow you to view the area around the homes you like. There are many neighborhoods in Ft Myers with this style home.
A lot of foreclosures could just indicate that several years ago, investors found the area appealing and have now walked away from their "bad" investment when the market dropped.
I would not suggest buying in any area without first making the trip down to see things first hand.
