You'd have to go much lower than just under $100,000. I just sold two houses, one in Brick for just a hair above 100,000 and one in Manchester for around the same price, both of which were over 1,000 sq. ft. 3BR houses, these towns are usually much higher priced than Forked River. Beach Blvd is a busy street and if it's a small bungalow not on the water it would have to be below 75,000. Now, if the house is on the water than just around $100,000 or lower is a great price. Ipads are cool but they are about to become obsolete so dont waste your money buying one. They are the biggest rip off. The two biggest downfalls are they dont supposrt flash, and you cant add memory to them or insert sd cards. I agree with Rock (as per usual!)..............the busiest isn't always the best - .in general...or, for your specific needs.............scratch beneath the surface.

Certainly, you want an agent experienced and knowledgeable in your area..........but the highest number of sales and listings alone, does not guarantee success.

Interview......ask questions....possibly call, and ask the manager for a few recommendations........read Rock's blog...............and then, make up your mind.Be open to the possibilities.

I am so sorry your question went so long unanswered.
In the time from October 1st till today 5 homes sold in Pheasant Run according to the MLS system none were taken off the market. Just before that period we sold a home there and there was a lot of buyers looking in there at that time.

For some fisherman, taking a 30 minute cruise just to get to the bay is just not allowed! Contact someone in the area that can take you out to see several of the communites. Sure there are agents that may get alot of listings, because thier name is everywhere, signs, billboards, etc. They may seem to be great agents, but do THEY sell alot, or do others sell for them and make them SEEM to be great. Don't judge a book ONLY by its cover. Ask around, research and see which agent does the MOST to help YOU.
I like to think I am great because I do alot for my customers but I am really just a good agent. Any agent who says they are great are fooling themselves and you.
What you want is an agent who knows how to market well, who works well with other agencies, does a ton of advertising for YOU, not themselves, and most of all, puts your listing on as many internet sites for maximum exposure. Also, you want one who knows where to find just the right property for YOU, not just one THEY want to sell you for the most commission.
I KNOW that I do those things for my customers.
Do I want your business, of course. Are there better than me, of course...but I hate to think so.
