If you are trying to sell the home yourself you could use forsalebyowner.com and just follow their directions. However, there are a lot of statistics that support working with a listing agent to get your home sold quickly and for the best price possible. If you choose to go the route of working with a Realtor then I recommend contacting a couple of them that best know the market in which you are selling a home and interviewing them to choose the one that you feel would serve your needs the best.

Then, let them work their magic! They will know the best way to bring you buyers.

You can try. Have your Realtor do an Addendum or a Request For Repairs (if you want the lender/seller to do the repairs). Worse case, the lender/seller says 'no'. Then you can either move forward as is or cancel contract - assuming you have inspection contingencies in effect.

In an Appraisal, every detail of the subject house is compared with the Comp houses:
If one has something the other house doesn't, an allowance in made to make them COMPARABLE.
You will hardly ever find two houses that are 100% the same, even in a cookie-cutter tract.

You have to trust that the Appraiser knew what he was doing.
Finding a similar house, within a short radius, was more important than finding one with a basement.
And there is almost always an allowance for the difference in SQFT

If the comparables chosen were not the best comparables, they you might be able to suggest better ones that support the value you are hoping for. Appraisals and the banks reviewers however are not making too many changes that result in a higher value, especially if the market you are in is still declining. ... more

It sounds like the roads of communication between you and your agent are few and far between....

When you listed your home, your listing agreement may have identified the responsibilities of you, your agent and their broker. Doing an open house is much more than making the home available to potential buyers and putting a bowl of candy on the counter.

Check your listing agreement for a possible clarification prior to having a conversation with your agent about this topic.

Answer:
Yes- you can do what is called a FHA streamline- there is no appraisal done. But you cannot roll in closing costs- so either the borrower has to bring closing costs to the table or the rate can be raised enough to provide a lender credit to pay closing costs.
