The House is worth what the Seller thinks it's worth, and what the Buyer is willing to pay.
If the Seller has a ridiculous inflated value, maybe all you can do is walk away.
You could have your Realtor include a CMA with the OFFER, to show her the error.
Also, your Realtor could print out the Tax Record which shows the sqft.

We usually stay away from rent to own. It ends up not really being of benefit to the buyer. You end up paying more for the house than it is worth. Green Valley is a great area and hard to obtain a house at this time. WE are always looking for someone to sell in that neighborhood. The Va loan is one of the best financing option you will ever have. In order to get the benefit of a Va loan you need to have the certificate of elegibilty. Any questions and concern you should ask to the Loan Guaranty Division at your nearest VA regional offices.
