If you have enough cash you could bring the difference to the closing. One of my sellers owed $115,000. We got an offer for $107,000 and she brought the difference on closing day. She than went on to buy another home for a great deal. She was very happy with the outcome because she was able to get such a good deal on the home she purchased that it more than made up for the loss on the home she sold. I hope it works out for you. You should immediately contact your lender to see if they will work with you on extending the rate.

If the approval from the first bank included a payoff to the second, that will speed up the process. They are already aware of the other bank.

If the approval didn't include a payoff to the second bank, then the first banks approval is definitely no good since it didn't include a lien that needs to be satisfied in order to sell the property.

Both companies need to agree on the payoffs so that both liens are satisfied at the closing and you are given clean and equitable title. This process may be time consuming.

Before you go into a lease ask your self is the market stable and you want to lock in today's price or just rent and take what you get 2 years from now? You might be setting your self up for lost deposit in the end if the house will not appraise for what you think is was to be? Will the seller give you a reduced sales price if it does not appraise? Wonder if rates go to 8% can you still qualify or do you want to. You might want an attorney review the paper work before you sign. Last question if you think the seller can credit you your payments get it in writing before you sign and do you know if that rule will still be honored 2 years from now? All loan rules changed about 180 degrees in the past 6 months so watch out. Good Luck
