Hello Diana,

For a budget of $99,000, you can find several options for your new home, including 2 bedroom condos in Peabody or the surrounding area. Condo prices are very low and buying will only require $3,500 down in your price range, which is usually about the same amount down you need for an apartment if you have to pay first, last and security. In addition, your monthly payment, including mortgage, interest, taxes, condo fee and condo insurance is usually less than your rent per month. You do get to deduct the interest you pay on your mortgage off your taxes at the end of the year and get some of that money back.

Your very first step is to get pre-approved for a mortgage. You can pick from the multitude of lenders available, banks, mortgage companies and more, to know if you can purchase rather than rent.

Once you do that, your next step is to pick a realtor who can help you find what you are looking for that is within your price range.

So, you found some permitt issues after - you bought? you offered? you executed the P & S? What does your lawyer say? What does the association say? Did they present a 6D certificate? That may show they have no issues with the unit. Did you review the association docs and financials? Someone knows something. Is this a common / are these common change(s)? Do the changes require permitting? Condos are pretty strict. The association may ba a place to gather info.

Whenever you have a concern or complaint regarding the real estate industry, there are number of steps to take.

1) Complain to the brokerage of the listing agent in question. In this particular case, that would be Daher Companies out of Methuen.

2) Since this is a REALTOR brokerage, they have committed to abide by the rules of the National Association of Realtors ... so you could also contact the local REALTOR chapter (which I believe is the Greater Boston Real Estate Board) http://www.gbreb.com/

3) You can also contact the Real Estate Licensing Board at Ann.Barry@state.ma.us or find them at http://www.mass.gov/ocabr/licensee/dpl-boards/re/about-the-board.html reporting the specific property and real estate agent in question.

For what its worth, the property just closed on November 10th at less than 1/2 original list price. I noticed that your post was in July ... perhaps you had brought your complaints somewhere and it resulted in an adjustment?

Most rent to own are done by the owners themselves. I am really wondering why you would even want to do a rent to own, they are loaded with pitfalls and are very much in the sellers interest more than a renters. You will still need to be able to get a loan in a year or two to be able to buy it and if the agreed price you will pay is too high in a year or two the bank won't loan you enough to buy it and then you lose all the money you have put up so far in the deal. Appraisals are a wildcard due to HVCC and now increasing volume from refinances in the past several weeks. The only thing you can do is ask for an extension.
Speak with your loan officer and find out when the appraisal was ordered and when the appraiser visited the property. Hopefully it should be completed soon. ... more
