I see you're an agent - so.....are you asking this because you have buyers looking in W. Orange, or a possible listing?

My office keeps detailed "absorption charts" on W. Oorange, and other surrounding towns, so if you'd like, I'd be happy to email you one.
This way you can see what the W. Orange market has done in the past year - number of listings, percentage that have gone under contract, average days on market, median list to sale prices, etc.

If it is a listed property, the MLS will be the quickest source of that info. An agent can tap that for you. In time it will feed to other sites, but to close a transaction, the agent would have to close out the listing and record the price so that will be the quickest route.

I recommend that you consult with a mortgage representative with your current finanacial institution or lender of choice. Lenders today are considering loan approval for applicants with scores above 550, however, a mortgage counselor will be able to advise if you are eligible or on what is necessary to become so. There is a very nice 1 BR condo for sale in the Falcon Towers in East Orange, N.J. that is close to transportation to NYC and for a price that may fit your budget. There really shouldnt be any hidden costs when purchasing any home- foreclosure or not.
Prior to closing, the closing attorneyis required to provide you with the HUD settlement statement
which will detail all costs you have incurred with the purchase of the property which may include lender/attorney fees, title fees, prorated taxes, etc.

It is also important that you consider any home inspections to be done on the property
prior to purchasing whether there is a sellers property disclosure statement or not, so you will be made aware of the current condition.

If seeking financing, your lender should inform you of all associated fees with the loan.

Very few Insurance Companies issue these policies.
The only place I know where you can get an underground tank insured is through your Oil Company.

You see, they want to keep your business, so they have insurance available.

You will be required to pay for a tank test prior to the policy being issued.

Your best course of action.......REMOVE THE TANK.

No one wants to buy a home and take on the responsibility of a problem that may range well over $100,000, in the worse case situations.
