I am not a Realtor from your area inNJ, but when I see a question like yours, then I always wonder why a Buyer anywhere is not working with an experienced local Realtor, a Buyers Agent, one who will work on behalf and in the very BEST interest of the Buyer, not only finding the properties, showing them, but also getting the Buyers pre-approved by a lender, so that they will buy within their limits and comfort zone( as you mentioned "affordable", but there are so many details to pay attention to like the various terms of the offer, negotiations with the Seller, earnest moneys, inspection, appraisal issues, walk thru, estimates for repairs,market analysis for a property so that it will be a competitive offer and sooooo much more.

Buyers Agents are usually if the property is listed on the multiple listing services i.e. listed by a real estate company/brokerage paid by the Seller's side at the closing out of the Seller's proceeds, i.e.
the Buyers Agents services are free to you the Buyer, but your commitment and loyalty to one Buyers Agent will be required....

Give this some thought, as the questions as you ask them above, your Buyers Agent will be able to get you, and more than that also what the assessments cover, as this is different for each condo.

Do not do this on your own..... For your protection.
When it comes to schools, each district and school has their report cards on the internet, a local Realtor will be able to guide you to the right site and then it comes to your kids, what is important to you in a school with regard to your children's needs. Always always visit the schools once you narrow in on a certain area for your new home.... And remember sometimes school districts
change, so nothing stays the same for ever.....

Unfortunately, Tim is incorrect. According to NJ State Law it is illegal for anyone to receive any fee for real estate unless he/she holds a NJ Real Estate License. My recommendation is to get your license which costs about $300 for the class and then you can get any referral fee you negotiate on each transaction. You may find it to be well worth it to do so. When I was actively buying properties I would get that on each purchase as I held my license. Otherwise, it is not legal for you to receive anything from the Broker for the deals.

Having said that, I'd be a bit surprised if that bedroom added $30,000 in value. Just my gut feeling, but that strikes me as fairly high . . . in most cases. (And, as you note, the 2-story family room "looks somewhat better" than yours.) You might be looking at an added value of perhaps half your calculation.

Again, though, it really depends on what buyers value in your neighborhood.

It's very possible that your mortgage could qualify for a refinance under HARP2. If I were you, I would contact your current lender to see if they are participating in the program as there is a certain percentage allowed for underwater mortgages. If they are, and your loan is a Fannie or Freddie loan, you might qualify. If you want more specifics on the program, I actually have a blog with more details right here on Trulia.

Currently in the market most new construction homes have probably been reduced asfar as they area going to go... but, instead of negotiating price, builders may offer incentives in the upgrades or give credits of 5 10k in upgrades.. it depends upon the builder.

I would offer a lower figure to feel them out and get the ball rolling... you will find out pretty fast if they are going to work with you on pricing or not.

Using a Realtor can help you in having a person i your corenr other then your attorney. I happen to know the development and can help you negotiate a good price. Due diligence is the key to any transaction. The more you know the moer it will help in making an educated decision. Washingtons Advance is a suburban street of single family homes between Craig Rd & Symmes Rd. The area is close to the library, the park n ride lot on the corner of Route 9 & Symmes , a synagogue on Craig Rd & the shopping centers on Rte 9. I don't believe it is used as a thoroughfare with high traffic , but it does get some traffic from local drivers to get through the 2 main rds which have much more traffic. Look on Trulia and Zillow in the area you want. If a property is in any stage of foreclosure, it is so indicated. Yahoo search used to have a foreclosure category, but I don't know if it still does. Finally, there's Realtytrac.com, which specializes in foreclosures. The site lets you poke around a little and only makes you leave your contact info (and maybe charge you) if you want full information.
