Each state has its own law , here in NH it is 30 days for instance. The release needs to be in wirting and signed by all parties. if you had a contincy such as inspection or mortgage and they failed, provide your proof of a decline or failed inspection. Your agent should easily guide you, if you were buying without one, check with your state real estate commission or a lawyer to review your contract and situation. good luck working things out ... more

On the top right of any Trulia page you can see your name when you're logged in. there is a drop-down arrow right next to your name. Point to it and there will be a drop-down menu - Click on My Profile - On the right hand side under the green Trulia banner/ header click on "Edit my profile" - Your profile page will open up with the "Personal Information" field open, but right above that there is the Email and Password category, which is not opened automatically, so you might have overlooked it. To the right of the category header there's a " + " sign (almost transparent), click on the " + " sign and "Email and Password" field will open up.

Here you can change your email address and/ or your password - Click on Save.

Edit my profile
Email and Password
Change and Save

Here is some basic information of differences on living in Englewood, FL. Some parts are in Sarasota County and some parts are in Charlotte County.

Schools - Englewood is split between northwestern Charlotte County and southwestern Sarasota County. The Sarasota County and Charlotte County School Districts have a reciprocal agreement allowing some Charlotte County residents to use the Englewood Elementary School and Sarasota County students to use the Middle and High School located in Charlotte County. There is one public high school – Lemon Bay High School and the nearest public Middle School is L.A. Ainger Middle School.

Utilities - Englewood has a private utility company. The Englewood Water District and the Englewood Fire District serve the community and the The Englewood Community Redevelopment Area (CRA) is a special district the Sarasota County Board of County Commissioners created on the Sarasota side of Englewood.


Beaches - Englewood has four beaches all of which are located on Manasota Key, a barrier island along the southwest Florida coast. You can look at Google Maps of Englewood and see where the county lines are split.

The main factors you would need to take into consideration are:

-The age and condition of the home for homeowner insurance
- Location of home whether it is in a deed-restricted community or not
- Elevation and location of home - is it in a flood zone
- Zoning depending on if you want to live in single family residential or multi-family, some communities are mixed with single family, condos and/or villas all in the same development
- Utilities - some are on city water and sewer others are on well and septic. You would need to know whether the home/community is slated for new water/sewer connections and the fees involved
- FPL rates are the same for both areas - www.fpl.com
- Taxes (millage rates) are different for each county and location. The home woud be re-assessed after being purchased. What the current owner is paying is not necessarily what you would pay.
- If you are paying for your own health insurance, Sarasota County is cheaper than Charlotte County
- Water/Sewer rates are different

Buying just the mobile is like buying a car. Buying as real property has the advantage of value appreciation and taxes and insurance are factors in both cases. Also as real property there may be a homestead exemption that may limit tax increases. Think of your future plans and needs.

You still have earnest money, option money to begin with. This takes the property off the market and gives you time for inspections and insurance insurability check/quotes. In the option period you have inspection fees. Then at closing you have your closing costs some of which can be addressed up front with your offer. For example: home warranty(if any), survey(you should and who will pay), title policy(checks and insures who owns the property),etc. A local title company or your Realtor can get you estimates on title company costs. Then you have utility deposits and any repair monies needed. That just about covers it; but each deal is slightly different so get with your agent or have the title company you intent to use go over them with you. Best of luck! ... more

I assume you are the buyer or were the potential buyer on this deal. If your deposit is being held in the escrow account of your agents company and the deal has offically fallen through, your agent should of gotten a release and cancellation form signed by both you and the seller that the deal fell through and that you are entitled to the deposit back. If for some reason the deal fell through because you didn't hold up your end of the bargain and the seller is demanding the deposit as compensation then that's a whole different ballgame. Tell me this. Why did the deal fall apart? Was there an executed contract (signed) by both you and the seller for this deal?

I guess that would all depend on your definition of "by the water". I assume you are talking about the Gulf of Mexico? Areas that allow horses are usually zoned agricultural or are set up as an equestrian community. I do know of a beautiful equestrian community about 10 minutes to Boca Grande beach or 20 minutes to Englewood Beach. Give me an email if you would like me to send you info on it. Have a great day.

Englewood across the board has a low crime rate compared to many other areas of Florida. You did not specify what area of Englewood it is you are interested in. With some neighborhoods all of the home owners keep up their homes and in some neighborhoods not so much. It's really a site specific question. If you are interested in a particular home or homes I have a contact that can run a crime report on the immediate area to give you a sense of what issues if any are in any location. Far as the "upkeep" of homes that is a judgement call and the best way for you to make that call is to drive around the various neighborhoods. Curb appeal speaks for itself.
