We welcome you to El Paso! About your question, I first need to know if you are looking to rent or looking to buy. If you are looking to buy I recommend you start looking for a realtor about three months before your arrival. In my experience it takes about a month of viewing homes to find the right home for you; then after a contract is negotiated on the a house you love, it takes from four to six weeks to get all your financing in order and close and fund on your new house. It is also highly recommended that you try to get a preapproval before you start house hunting; you may go to your bank or ask a realtor like myself to recommend a good mortgage company.

Signage is key. There are probably just as many people out and about on Saturday as Sunday. Make sure you put signs out that can be followed from any route. Keep the sign ordinace in mind that prohibits signs in the medians and places restrictions on the type of sign and the hours it is out.

Can you be denied insurance, YES, and Insurance Company can deny you coverage, they have that right. Would it be because of previous claims, YES, it could.
If there was a perpetual problem with pipes bursting, they will want some assurance that the problem has been fixed. Insurance Companies do not like to pay for pre-existing conditions.

Are you trying to get an Insurance Company to pay for up-grading your house?
It doesn't work that way.

Did you know that even if you used your VA entitlement to buy a home in NY, you may still have enough entitlement left to buy using a VA mortgage in Texas? That's right, you can have 2 VA mortgages out at one time! Another great thing about VA is, let's say you need to retain your home in NY and rent it out, the VA guidelines will allow you to count the rental income to offset the existing mortgage payment making it easier to qualify for your new home.

Oh my, here is my advice, Please connect with a Realtor in El Paso who knows the rental market.
He or she will be able to find you a rental in your price range with 2 beds and 2 baths, or may be
2 beds and 1 1/2 baths, but do not do this on your own, you need a local Realtor to assist you...
Also remember that not all rentals are alike, some no pets, some include everything in the rent, and
some very little..... and there are always association rules, sometimes move in and move out fees....

Work with an experienced rental agent..... One so he or she can be committed to YOU....

A Swamp Cooler is a Poor-Man's Air Conditioner:
If you drive around and see a big louvered box sitting on people's roof; that's a Swamp Cooler.
I uses a mist of water to cool the air that is being blown into the house.
It is better than nothing.
It was installed in a lot of houses in the 60's and there are still a lot of them, because people cannot afford to replace them with A/C units. (All the ducting would have to be re-done too.

With the new, energy efficient A/C units, the difference is probably very little, but the results are world's-apart.

One reason may be because she has another offer in hand that where she can get both sides of the transaction, but that offer is slightly lower than your offer. If you lower your offer, the listing agent can the make the dual sided transaction her backup offer and bump you completely out the deal.

This is very suspicious behavior. In the past when I'm purchasing a property for my personal portfolio and something is looking this strange, I've just contacted the seller directly to get it ironed out. I've often found the seller was completely in the dark about their agent's behavior.
