Personaly, I would never try to keep a buyer or seller that wanted out of our agreement for any reason. You should, however, have a local attorney look at your listing agreement to answer your question. ... more

Did it sell in those years? Lots of times, an owner will try to sell a condo, but it won't sell.

If it actually did sell in 2003, then again in 2004, then again in 2006 . . . yeah, something questionable is going on. Ask your Realtor what the issue is.

Hope that helps.

I don't know about that company in particular, however, companies that make such offers typically work in the following manner: They will appraise your house at what they determine is fair market value. Then in the agreement it usually specifies that they will buy it for a certain percentage less than their appraised value. Often its just a marketing ploy to get listings, so be wary if you talk with them and be sure to read the fine print closely. Remember, if it sounds too good to be true, it usually is. ... more

Clevy - you can offer whatever you want to offer - then, hopefully, you will get a response (counteroffer) from the seller..... and see if you have a chance or's called negotiating!! You have nothing to lose to give it a try.

I wouldn't put a lot of faith in the Zillow estimate, though.......if you are working with an agent ask them for guidance and comps for the area.

Good luck!

Don Tepper answered:
Without a contract signed by both parties, you have nothing. Check with a lawyer, but for an agreement to be enforceable in real estate, it must be in writing and signed by all parties. The seller may be responsible for paying the real estate commission but, unfortunately, that's about it. And--again, I'm not a lawyer--even if you did have a signed contract it's very, very difficult to actually force a seller to sell if he changes his mind. ... more
