I have heard that one lender used the figure 20% when talking about eliminating the PMI;
I have also heard of 21% or 22%.
Not sure how they can leagally do that, but the Buyer signs the papers....

Hopefully you have an attorney because usually the bank will NOT allow the sellers in a short sale to keep pushing back the closing date. Banks usually give no more than 30 days for you to get a mortgage and close once the short sale is approved . Sometimes they will give a 2-3 week extension but no more than that.

I would have your attorney check with the sellers attorney and get some sort of written proof that the BANK has authorized these delays. I have a sneaking suspicion that there may be more to this than the sellers just not finding a place to live. Get on the phone with your attorney ASAP.

If they bank did indeed allow these long delays in closing, you may just have to pay to extend your loan lock. One of the many pitfalls in buying a short sale property.

I have worked with a few other investors recently that are in good shape. There are some good buys right now in East Brunswick. 80k is a great down pay which could keep you in a positive cash flow until a sale at a profit.

Hello. As soon as possible with a July 1st occupancy. Price depends on area of East Brunswick and if there is a garage and basement. Also if renter will be responsible for lawn care. Some landlords charge a bit more money to the tenant and have the lawn serviced by a professional so you can rest assured your lawn is kept up.

It is best to have a local agent meet with you and go over a comparative market analysis of homes that have recently sold in your neighborhood and that are similar to yours. Agents have access to the multiple listing service so can tell you the most accurate information about the market.

You can also click on the "Local Info" tab at the top of the screen here to give you a brief overview. And, you can perform a search on some real estate web sites for recently sold homes in your area; not properties that are just currently for sale.

Taking out a 401k loan will not hinder your loan approval. With FHA, the 401k payment is not included in your debt-to-income ratio calculations. There are some programs, however, that will include the 401k payment in the debt-to-income calculations, and so you would have to qualify with that payment, as well.

Check with your loan officer.

As the former listing agent, I know this particular property and Beaverdam Drive very well The house was purcahsed a few years ago, never moved into and foreclosed on.
