The generator may not add cash value to a house, but it could be an added incentive for the buyers to buy. I would not replace carpets, unless they are completly ruined. Does it affect the resale value of the home? I am not uncertain as to its resale value but it does have affect on the marketability based SOLELY on my experience while showing houses where properties are located near high-tension power lines.

Right now is when you want to start looking for a house especially if you are going to buy a short sale. Short sales can take anywhere from 3-12 months to close depending on how many banks are involved and if the listing agent has dealt with short sales before or if a short sale negation company is involved in negotiate the short sale with the bank or banks.
The first thing I would recommend is that you get approved with a very good mortgage lender. I would be more than happy to assist you with finding a short sale to buy!

Hi Gluchus, your real estate professional should be able to answer these questions for you, but in my experience, a home warranty is simply a marketing tool to draw buyers in that may be concerned about an older house. In my experience, it does not imply your house has issues.

I agree to let the new buyers choose their own flooring. The problem with reducing the cost is the new owners may not have the cash to complete the flooring immediately upon moving in. I would be as flexible as possible. Advertise as flooring package or 3% seller's assiy toward closing costs, whichever they choose.

The more you can put down the better! The sellers, if there are multiple offers, will be wanting to go with a buyer that has the best chance of following through on the deal. You will have more flexibility on your appraisal, if there are repairs needed, you are in a better situation, you will have a lot more opportunities with fixers and cosmetic fixers, if you can put more down.
