There are many communities outside the city limits and good school district outside of Dover. I would be happy to help them find a home. Property taxes are low compared to neighboring states and we do not have a sales tax. Many military families come back to Delaware and Dover area after retiring from the military as they had a great experience while stationed her. The economy has increased petty crimes but we have few serious crimes in the area, especially in the rural areas where there are many nice communities minutes to DAFB. It's up to whoever is paying for the house to decide who's name goes on the deed. It doesn't matter to the home seller who you want to put on the deed.

#1 - You can; but you don't have to. Closing documents can be express mailed, faxed, or e-mailed anywhere; and you can send the documents directly back to the closing agent.
#2 - Your first step would be to contact USAA to see if you qualifty for a loan. Check out their website at
#3 - Advise a local Realtor what you are looking for. The agent can find out if the home would qualify for a VA or FHA Loan.

I am doing something similiar to that too that is called a seller concession.. A seller concession is that you build the closing costs into the loan and I so far had no problem using that.. Have you thought to try that??? So the seller isnt paying anything.. and you are rolling the closing costs in your loan. The only thing is the house has to appraise a little higher then you pay to cover the concession. I am currently doing a six percent conscession.. good luck! Ask your mortgage broker about that.. They usually approve no prob.. ... more

In order to rent your home in Delaware, you would need to hire a property manager as you will be residing in another state. There is a cost associated with that property manager. There is never a right or wrong time to sell. It would be completely up to you to weigh the pros and cons of holding on to that house. If I were in your shoes, I would sell the property to liquefy my assets, move the NY, and use the liquid assets to spoil or set up my children and grandchildren, and to use to cover my expenses in the future. ... more

Depending on traffic and where in Felton you are located, it should take only 10-12 minutes to get to Dover. Either location is good, it just depends what specifically you are looking for. In Felton, you are also 10-15 minutes to Milford and only 4 miles +/- from Harrington. It you are looking for a more rural property, this would be a good choice. The closest bus stop for you would be on Kenton Road. Otherwise you can go upto Superfresh for you bus. Technically there is something called FLEX Zone or the like, wherein you can call DART and ask them to come and pick you up and put you at the closest bus stop. You need to give 24 hr notice for this service. Hope this helps
