The prices are higher because the properties have appreciated in value faster than other areas in Kansas. The causes for faster appreciation is high demand due to 1) Being half way between Kansas City and Topeka to where one member of the household may work in KC area and another works in Topeka, Lawrence (and Eudora to the east) would be a middle ground to live to split the driving distance; 2) University of Kansas is definitely a draw to people making Lawrence be in high demand; 3) Low unemployment rate compared with other areas in the state; 4) Cultural activities, community theater, Lawrence downtown, etc. are all drawing points as well; and 5) Located on the K-10 business and industrial corridor.

Above all, high demand drives prices up. While there are older homes with character there are new homes in move in ready condition as well complete with all new appliances. There is something for everyone here.

What you need is an excellent resourceful Realtor who will help you find the best deal for the money here. I have done so for my clients through successfully negotiating some of the best deals in real estate in the area.

Yes, there are villas like Miller's Glen in Topeka but they will be for the most part more expensive than the $300,000 villas at Miller's Glen. They range from 1500 sq ft for about $154,000 which is less than the Miller's Glen places on up to about 4400 sq ft for about $475,000.

Ask the loan officer if they've pulled your credit scores and run your data through the underwriting computer pre-approval system (AUS). If the loan officer did this and received a positive response, he or she should be able to give you a "pre-approval" letter with conditions if any. Keep in mind that all of your loan documentation (w-2's, bank statements, etc.) still have to be reviewed by the lender's human underwriter. This normally does't happen until the loan application is complete down to the appraisal on the home you are buying. The longer answer is that now is an excellent time to sell a house because now is an excellent time to buy a house. No this is not double talk. You may have to sell your house for a little less but you will be able to buy a new house for a little less.

Since I own commercial real estate and as a Realtor accept commercial real estate listings, I stay in close touch with what the commercial market is doing. As far as our local market values they have steadily risen for years. While the past two years have seen a very moderate adjustment downward in the residential side that will certainly be recovered this year and the next, commercial real estate is in high demand and "business is booming"

We have lots of new commercial development going on in Lawrence with the new Wal-Mart going in and the adjoining land being developed with strip malls, office spaces, etc.

Lawrence Kansas Real Estate Commercial and homes for sale are both doing very well.

When you find homes that you are interested in, I will get you additional information such as building material quality, county appraisal, comparison with other homes on the block, and much more. A few builders offer financing themselves and I will let you know which properties qualify for builder financing.
