You could if the association documents allow. That would depend on each particular complex. One caveat would be that you still pay the monthly association fee for each fraction owned. For example if a 1/8 fraction cost $350/month adding another would double that to $700/month. If you could own all 8 fractions your association fees would be $2,800/month or $33,600/year which would be very high. And you only get to use each fraction for 6 weeks x 8 fractions = 48 weeks. The other weeks are typically set aside for maintenance. You still pay that assoc fee no matter the usage. You would probably be better off buying a condo that you own for the entire year.

Association fees are $1,543.56 per quarter. They cover "Ground Keeping, Insurance, Recreational Facilities, Sewer, Trash Disposal, TV Cable, Water, Land Recreation, Master Association".

The reason there are so many foreclosures here in Destin is the market was inflated. The way that happens is supply & demand. With little on the market prices go up. If that is the case for a long time the market becomes inflated. That is what is happening now there is less on the market than we have seen in 5 years and prices are going up again. Whether they go to where they were is anyones guess. There could be some pitfalls buying foreclosed properties but many are good deals. Call me to discuss your needs. Most of the pools in this area that are enclosed are enclosed with screening--wind can pass through in storms, but it keeps the bugs and leaves, etc out of the pool. You are correct that humidity would be a huge problem unless there was an appropriate ac system installed, making it very expensive!!

As far as I know, the minimum time after a bankruptcy is 2 years. There may be some exceptions with 18 months and a good credit history. In general, I would say Destiny by the Sea is more desirable vacation rental property as it is located on the south side of Scenic Gulf Drive where St. Tropez is on the north and requires crossing a pretty busy street to get to the beach. The beach access for St. Tropez is a public beach access with limited parking and Destiny by the Sea has multiple access within easy walking distance of any house in there. Destiny by the Sea is also within easier and safer walking distance of several restaurants. ... more
