Konstantin,
Since Destin is a vacation area it is going to be difficult to find a short term rental in your price range. You could find something within your budget on a long term lease (12) months, but not short term. With that being said, I would suggest that you check craigs list and post an add as well. There is a possibility that you will find a homeowner who will be out of the area for that time period and may be willing to rent their house/apt/condo. You are welcome to call or email me to discuss further. (850)-337-0789 paul@eimersgroup.com. Sorry I could not be more help.

Mark DeSalvo answered:
You could if the association documents allow. That would depend on each particular complex. One caveat would be that you still pay the monthly association fee for each fraction owned. For example if a 1/8 fraction cost $350/month adding another would double that to $700/month. If you could own all 8 fractions your association fees would be $2,800/month or $33,600/year which would be very high. And you only get to use each fraction for 6 weeks x 8 fractions = 48 weeks. The other weeks are typically set aside for maintenance. You still pay that assoc fee no matter the usage. You would probably be better off buying a condo that you own for the entire year.

Good Morning Justin,

Regarding financing, it will depend totally on the type of property (single family, condo, etc) as to your down payment. I ran the stats and their are currently 36 properties in Sandestin that fit that description on the market .
Running the numbers, you will be cutting it close on the down payment as most want 20% down. At $500k that would be $100k down. You may have other options if this will be your primary residence.....if not, you may have to lower your price point.

Hope this helps.

Yes it does. While the real estate market in and of itself continues to evolve, so does the financial markets. Sometimes it appears that Lenders do not want to lend, they are in fact looking for quality loans secured by all types of properties. The reality is, if you meet the criteria there is low cost money available. ... more
