You assume that the LISTING PRICE was the magical value of the property:
Did you even do any research into the Market Value?
What were the other terms on the Offer?

The Bank does not have to give you a REASON; maybe they just didn't want to sell it.

I am sure there are agents who specialize in REO's in your area, however, it is important to understand that agents do not receive the same commission on REO properties that they do on regular MLS properties.

Even agents associated with foreclosure websites will push towards MLS properties. You may want to try looking up properties on bank websites and contacting their agents for help.

Trulia allows syndication. This means that Realtors such as myself can post their listing to a site like and create a nice html page for our homw, then automatically blast it out to 8-10 sites like Trulia that allow free listings and syndication. Most responsible agents will remove their listings when sold, but it is possible that we miss a few from time to time, since it is so easy to syndicate. It is technically possible that Realty Trac didn't even know their listing went to Trulia. You do not have to be a member to post a listing.

I hope this helps. In summary,I wouldn't let an expired listing on here affect your opinion of a company, or Trulia. There are thousands of current listings which make Trulia an excellent place to start before you find a Realtor. The advice forum alone is a good enough reason to come back.

I believe 'typical' would be the more correct word. There is no 'normal' when dealing with foreclosures or pre-foreclosures.
Submitting offers on properties in distress (ie: foreclosure) means sometimes you have to wait for what seems like an eternity for a response to get the deal.
I have noticed more and more banks holding the first 10-14 days before looking at offers to generate the best offer.
Check with your agent to ensure there are no problems otherwise just hold tight until you hear back.
