There are stretches of Denver City & County that are very suburban, namely the Northeast area of town that stretches out to the airport where the neighborhoods of Green Valley Ranch and Montbello are located. Denver City & County is relatively small compared to most major cities. The Metro area is composed of 7 Counties, Denver being one of them and located in the dead center of the metro area. What do you mean? Do you mean "Can I buy a home for $99 down in Colorado?" If so, I don't think so, and I don't agree with being able to do that, anyway. You need to have some "skin in the game" in order to purchase a home. If you cannot save enough money to have at least some down payment, then how can you expect to purchase a home, where at any given month, you don't have enough savings to cover an extra month's mortgage in case of emergency?

Sorry if that sounds harsh, but we need responsible folks purchasing homes so that we don't get in the same foreclosure mess again. I'd hate it if one of my clients purchased a home, had a hospital event, and therefore couldn't make payments, and then loses their home. We need to plan if we're purchasing a home!

There are so many great places to live in Denver it is hard to go wrong. Are you from out of state? It would be good for you to drive around some of the awesome Denver neighborhoods and then check out Craigslist and some of the property management sites like Rent.com. Each area is going to be a little different when it comes to price. I would say the average 3 bedroom, 2 bath home should rent for about $1200 to $1500 dallars a month. This could vary greatly depending on the area that you choose. Good success to you in finding the right place. I am not sure I understand your question. But in general, I look for honest and professional contractors who will listen to the needs and wants of the client. Good communicators and skilled at the services they offer without gouging the client for unnecessary costs. Time sensitive since often there are often times when time is of the essence on a home project.

I just used Gateway to purchase my own home. I used a VA loan, but Morgan offers many types of loans. Many without PMI.

Unfortunately it is a frustrating reality. Honestly, sometimes a house will have sign in the yard and may show a status of being off the market because the seller has had a family emergency or it could be that the agent hasn't picked their sign up from the yard yet. Sometimes this is used as a tactic to try an refresh a stale listing. The only way you have chance of finding out what case could be is taking a chance at contacting the seller agent. However, if thet have an agency relationship with the seller they may not tell you the seller's motivation.
