Now is the right time. Interest rates are low, and home prices are starting to rise again. Government incentives will soon expire unless they are extended.

You can be upfront and tell the agent you won't be listing for several years but would like advice as to comps in your area for homes like yours that have garages so you can decide whether you will get your investment back. A realtor can also give you ideas of home improvements, decorating ideas and other information to start and prepare to sell in the future. ... more

East Wash Park has traditionally been considered more "expensive". I have lived in the area and helped several clients buy and sell on both sides of the park, and in neighboring Platte Park. As with any search, the goal is to find the best deal in your price range. Both sides of the park have lovely blocks, and good qualities. I'd be happy to discuss with your further. I love the park, and the proximity to downtown, restaurants, and shopping. Best of luck with your search! ... more

Robert McGuire answered:

I am not sure what the question is. It shounds like this would be the ideal home to own for you or your older brother. If there ever is ever a time you want to sell the home you should have no problem. It is the type of home that priced right should go quickly depending on the area of town and other factors that may be involved. Let me know more details and I would be glad to help.

Hi Rebekah...first of all I encourage you to attend some classes "short sale' you will better understand the process. It is my understanding...based on what transpired during my last transaction...that the 1st lien position generally will dictate what the 2nd lien position will be accepting in a short sale.

The major lenders like CW have a basic $3,000 payoff to 2nd lien positions...but I am not the master of this please follow the link below...the article will shed some light on this for you...and if you have additional questions, please send an email and I will be sure to have someone that specializes in this field give you a call.
