I would think you would want an agent that specializes in getting the house sold, no matter what location they come from. Is there a specific reason you wish to target Canadian or South American buyers? There are plenty of local people looking for a good deal.

Sorry but your question is unclear. If you are inquiring if these factors are a concern when a buyer is looking at a home on a Zero lot compared to a standard lot 60 X100.
Both have set backs. However the privacy issue favors the standard lot. Developers found that they could provide a savings to those that did not require a full size lot. When you are pricing a home to sell using the comparison of the size of the lot, pool, sqft, privacy walls do count. Adjustments in price are made where one property is inferior to an other.

Go with your gut. 35 miles is not that big of a deal if she has been successful before, has a great reputation, and a good web presence. before you list your house, tell me about it. I have a customer looking in that area.

It really depends on whether or not being able to come on short notice as Jeff stated when you have a buyer driving through the neighborhood and would like to see it. If you have someone 35 miles away it can take them over 30 minutes to get to the home depending on traffic. But I don't think you should base your whole decision on that factor.

You said you really like this agent. If you are comfortable with her and feel she is able to price, and market your home to the fullest extent, then by all means go with her. But if you have some doubt I would suggest you interview with at least a few more and take it from there.
