Hi Coffee Lover. If a friend or family member is simply telling a co-worker that you have a home for sale and provides your contact information, you should be okay. In NJ (perhaps the same in other states), only a licensed agent (or attorney) can be directly involved in the showing, negotiationg, etc. Also, IRS rules also apply to compensation. If you pay someone $600 or more during a calendar year, they are subject to declaring the income and receiving a 1099.
Definately check with your accountant and lawyer.
