Baldwin County is the largest county in the state, with property types ranging from beach and bay front, to rural farm and timber land. Therefore, it is always best to research each property specifically.

The tax question is easy to answer by visiting the Baldwin County Revenue Commission records online. Click on this link ( to start a property search. Just type in the street number and name; don't include the city. Once you locate the correct property records, you can see the taxes that were just paid for the previous year, as all taxes are paid one year in arrears.

You can also see the tax appraisal value. However, if the list price of the home is higher than the tax assessed value, it really should be. Tax value should be less than fair market value in most cases.

Insurance questions are best put to an insurance agent, as specific location, age of the home, and other specific factors come into play in providing a quote.

Then you have used second hand houses several years old, Where the life on the roofing appliances's and everything has been used by someone else. I know realtor say location location but unless it's on a highly traveled commerical Highway and the property has the likely hood of being commerical the area is mostly S. New today old in ten years.If you can sell a home in this risky economic times your very lucky. Is the economy comming back or on the edge of s deeper long world depression. Keep making those monthy mortage payment and hoping to get $75.00 a SF. These are the worst times in our lives and the most uncertain. I am not a realtor and do not work ona sellers commisions, keep those prices high and keep those house empty. What's the real price average selling price in this area per SF. ... more

The State of Alabama does have a one year Right of Redemption on foreclosed properties. Typically, the home owner would have to leave once the foreclosure is completed. An eviction would be required if they do not leave voluntarily.

It's hard to answer that question without knowing more about your property. However, I am placing a link that will show you the only three tracts of land that have sold in Belforest (at least on the MLS), as well as one that was listed but never sold. This may help you get an idea, but considering the lack of sales it's going to take a much closer look for any professional to get a good idea of potential market value. I have other resources that I can use to find sales that didn't go through the MLS, but I need to know the specific property.

I predict there will be a boost in the market as soon as we get the tanker contract! Fingers crossed.... Regardless, we are entering the traditionally slower winter months. Typically, real estate sales pick up after Mardi Gras. My advice would be to buy now and sell after Mardi Gras if possible.

I checked the MLS Rentals for Loxley and there really isn't anything under $900. There is one for $975 and one for $1000 that have fences, but you may be able to negotiate them to $900. Might have better luck in Daphne Lake Forest area. Send me an email and I will email those to you.
