In my opinion the biggest concern there is declining values and the predominance of rocky soils. Depending on what neighborhood or area you are looking in you may see a larger percentage of foreclosures than in other parts of the Metroplex. If you are looking in areas around the lake you will definitely need to have any of those properties looked at by a structural engineer. The area around Joe Pool is very rocky, and homes on hills must have foundations that can withstand the special stresses placed upon them. Not all of the homes out there were built with foundations that will hold up over long periods of time. Many of the lake area homes I've seen have severe foundation issues. This does not mean that all of them will have the same problems, but it is something that you definitely need to be watchful about. ... more

1. They sell the Streetzine Magazine which helps the homeless get back into the work force. You can sponsor a homeless person by buying 60 papers for $15. Buy a Streetzine Magazine the next time you see someone selling a paper on the corner in downtown Dallas. You will be helping a homeless person and the newspaper is very informative of the homeless in Dallas and in America. In addition there are very good articles on all kinds of topics. I love the Streetzine Magazine.
2. Downtown Dallas has the Downtown Safety Patrol. I have their phone number in my cell phone just in case I need to call and report anything in downtown that doesn't seem right. They will answer and then a dispatchwer will dispatch the call to one of our downtown Safety Patrols who will ride their bike to the location you are concerned about.Concerns can be about anything including any issues that the homeless may be causing. (drinking in public, etc)
3. The homeless have some very good resources on the south side of downtown Dallas. The Bridge, The Soup Kitchen and some other homless shelters.
4. Downtown Dallas has a law that the homeless cannot panhandle but the homeless have been known to walk up to me and ask for money.
5. Downtown Dallas has one building already that has been renovated into residential apts to help relocate the homless who have sought help to get into housing and there is another building on the way. I also I read just recently (in Streetzine Magazine) that a church has bought a building to help the creative side of the homeless that will have a place to creat art and music.
I would say that downtown Dallas is on it's way to help the homeless more and more and I believe that our homeless population is being taken care of by many resources here. I have made friends with some of my homeless neighbors and have kept in touch with them and have seen them go from homeless to having a home and recieving mental health care and more., I have seen them go from hopeless to hopeful. The homeless are people just like you and I...they just need help and sometimes someone to talk to and someone who will listen and treat them with kindless and respect. I would say that are homeless are getting better not worse. There are volunteer opening available at The Bridge and other homeless resource centers so you can help make Downtown Dallas a better place to live. :)

A "Lady Bird" deed is a nickname for an enhanced life state deed. It is named after Lady Bird Johnson, because allegedly President Johnson once used this type of deed to convey some land to Lady Bird. An enhanced life estate deed is a variation of a quitclaim deed that currently enables an individual to retain their homestead creditor and tax exemption, have the home be exempt from Medicaid claims during their lifetime, while at the same time enable named persons to receive the home upon death, free of Medicaid claims and liens.

It is a specially designed instrument that is only available in a few states, including Florida. Generally, it works like a traditional Life Estate Deed, and there is often no capital gains tax if the property is sold shortly after your death. It goes beyond a life estate deed, because not only does the life tenant get to live there for life, that former owner also reserves more than just a life estate.

Also reserved are the rights to sell, commit waste, and almost everything else, except the transfer on death to the "remainderman".

I have a teen ager as well and have had her both in the Plano and Richardson school districts, which are great. I grew up in the Chicago suburbs and understand your desire to be in a warmer client. While Chicagoland has so much to offer, weather is probably not its best asset...freezing winters and humid summers.

I've lived in Dallas since 1981 and have enjoyed the weather here immensely. Of course, July and August are very hot, but the rest of the year is really nice. Dallas has about the same threat for tornadoes as Chicago does, so no surprises.

Because Austin is further south, the temperatures and humidity are slightly higher. Both cities offer much more affordable housing than Chicago does. The entire state of Texas didn't have the run-up in housing prices as other areas of the country experienced. That doesn't mean it's not a great time to buy here though. We are still affected by foreclosures and media reports.

If you would share with me what you're looking for in housing, I can give you information on prices in the Dallas area.

And comparing the two cities, you'll find they both have their unique features and personalities. I would suggest visiting both places and see what fits you best. And if you do decide to move to Dallas, I would be more than happy to assist you in finding the right home and area for you.

From all the cities you mentioned, Frisco would fit the bill. There are many foreclosures on the market at great prices. The schools are awesome. Most elementary schools have exemplary status and there are 2 new high schools opening this year.

Richard Lane has done a lot of building there that seems like a good idea. I think they are all 1 stories and he has some build to suits/. I get a lot requests for this type of new build by Baby Boomers, empty nesters and folks that just do not want stairs. He is one of the only builders in town pioneering that. Most builders add second stories for their profitability. Certainly there are 2 story new homes also. I lreally ike that area, quite charming up and coming prices are good and should show equity growth over the next few years. Villas of Ash Creek are building some beautiful townhomes that are considerably less than counterparts in uptown etc. I think the neighborhood is great. There are some inexpensive homes that can be torn down and you can select a builder. I have a working relationship with some great custom builders, including the preeminent green builder in the nation. Dallas is a nice area yes to live in. I moved here from Chicago 13 years ago and I don't miss the snow. Here is a breakdown of what the humidy does on average.

January through April then Sept. to Dec. morning to end of day about 80% drops to 60%.
May & June morning 88% in the morning then drops to about 62%.
July & August 79% in the morning then drops to 50% Although there are always a few days where it feels like 100% humidity. Unfortunately no, you cannot sleep with the windows open in the summer. It is just too hot. The AC runs 24/7

Right now it's 45 outside and the humidity is 81%

I don't live in Dalls but I do live in Houston. I have a number of REALTOR friends i'd be happy to refer you too if needed. As far as purchasing a condo first to get to know the area this could be a great option. My suggestion would be to talk to a local REALTOR in the area so that they can identify your needs and what options might be available to familiarize you with the area. As a Relocation Specialist in Houston, it is not untypical for me to spend an afternoon or two with some moving to the area. Showing them around, looking at different housing options, pointing out good restaurants, the parks, the schools and so on. I provide this service free. In many cases that alone will suffice and a client who had intended to rent first then buy will ultimately decide to go ahead and buy. I'm certain I know some REALTORS in Dallas who provide you this same option to get you comfortable with the Dallas landscape.

By the way, Dallas is lovely!
